What Is Mortgage Insurance Eligibility?

Mortgage insurance is insurance that the borrower must purchase for the lender. Mortgage insurance is sold to borrowers who are a higher risk for the lender. The insurer agrees to sell insurance to cover the lender in the case of non-payment by the insured. The home buyer must pay for the policy and if he/she does not fulfill the mortgage obligation while the insurance is in effect, the insurance will pay the lender the principal owed. Eligibility requirements for this insurance change with the type loan the borrower is qualified for. The borrower may qualify for government backed loans such as VA or FHA and mortgage insurance is made available. If the borrower is taking out a loan that is not backed by the government then a product called Private Mortgage Insurance (PMI) is made available.

There are different eligibility requirements for each of these insurances. The amount of down payment on the loan is generally what determines whether or not the borrower will have to carry insurance. For government backed loans like FHA your down payment can be as low as 3.5% of the value of the home and you will qualify for the note. You will be required to carry mortgage insurance. On other notes that are not government backed the lender will want 20% down or will require PMI on the note.

Not only is down payment a factor, but also the condition of the home purchased. The home has to be livable. That is, there must be adequate utilities, have a heating unit, have no serious damage to the structure and the borrower must live in the home. If the home does not meet these requirements the repairs must be made before the loan is approved and mortgage insurance will issue a policy on the home.

Private lenders and PMI have some restrictions as well. The borrower must plan on living in the home. The loan cannot be for greater than 40 years. When 78% of the loan remains to be paid the lender must drop the PMI if the buyer has kept the payments current and has a positive credit history. The insurance is approved for ARM's and for fixed rate loans, but not for reverse mortgages.

The lender requires the insurance and will manage the insurance through payments made on the mortgage. This costs the lender so the lender will only require the payments through the riskiest part of the loan repayment plan. This will be up until the borrower has 20% equity in the house in a lot of cases. If the payment history on the note is poor then the borrower will have to have at least 22% equity before the lender will agree to remove the mortgage insurance coverage requirement. If you want to apply for removal of the insurance at 80% of your loan then you need to make sure that you pay your mortgage payments on time. If you are late, don't go past 30 days. The lender will review your history, especially the prior one or two years and evaluate whether you can drop the insurance.

Geox Shoes: Waterproof and Breathable Soles With Style

Geox shoes provide ladies with more than protection for their feet and good support. The brand has a good reputation for producing modern styles and high quality. This is seen no better than in the Geox ladies shoes line, but Geox also makes shoes for men and children in addition. One of the best features of Geox shoes is that they make shoes in every design which follow the current trends.

Geox, and its Geox ladies shoes, is known for its Respira technology. Respira technology makes sure that your feet remain cool and dry. Shoes from Geox are made with a leather sole that lets the feet breathe naturally while its membrane keeps out moisture and water. Therefore, the leather sole by Geox is revolutionary in that it's actually an impermeable leather. Geox achieves this by putting a specialized, micro-porous membrane into its leather soles. This membrane is specialized because its micro-pores are smaller in size than the average size of water droplets. However, these micro-pores are still bigger than vapor molecules. As a result, the vapor that's created by the feet is then just absorbed and also automatically released through said leather sole.

Your feet are also kept cool and dry by Geox's Respira technology through its patented rubber. This patented rubber actually works to remove moisture from Geox shoes and also regulate the microclimate within Geox shoes. Research has actually proven that Geox ladies shoes that feature this Respira technology are more successful in keeping your feet from overheating. When your feet do not overheat as much, they tend to stay both cool and dry, especially in comparison to shoes that use ordinary rubber that is not Geox's patented type.

The Goex brand and its Geox ladies shoes keep out water and moisture from entering the shoe. This is a lot more than what can be said about many of their competitors. The importance of having a breathable sole cannot be stressed enough because it allows the sweat on your feet to evaporate. The convenience and the comfort of a waterproof shoe make sure that you can carry on with your day without having to worry about your shoes and feet. Even Geox ladies shoes like pumps and heels are waterproof.

Children's and Nursery Bedding

Nursery and children's bedding can be one of the most fun parts of designing a bedroom. You will be able to select from a myriad of designs, colors and styles. As children get older, they often want bedding that is of specific cartoon character or television show that they are fond of. Very popular characters will have several different size and styles of comforters and sheet sets. You can even find matching valances and rugs for the room in the same character theme.

For infants and newborns, you will need to take other things into consideration. First is the sex of the child. If you are expecting a child and are unsure of the sex, you may want to stick to a gender neutral color. This could mean a room in yellow or a lovely shade of green. Once you have selected the color, you will need to decide if there is a theme for the space. Most baby supply stores sell sets that include a bumper for the baby's crib, the sheet and the comforter. Most also include a dust ruffle for the crib. You can even find pillows that you can use as throw pillows for your rocking chair.

When you select the bedding for the nursery, keep in mind that you will have it for about eighteen months. The closer your child gets to the age of two, the more likely you are to change from a crib to a toddler bed. This may mean that you will need to purchase new bedding. You will want to purchase additional sheets regardless of what bedding set you buy. You can change the sheet set frequently. Choose colors that coordinate with the comforter and dust ruffle. You will also want to make sure that you buy a mattress pad to protect the mattress from any accidents your child may have.

There are bedding sets available at all price points, which will allow you to stay well within your budget. You can also find a number of deals that are available online for you to review. You can find patterns by different designers. Most websites also sell the matching lamps and accessories for these designs. This way, you can follow through on your theme. Incorporate some other colors so that the room does not become monotone. You can find a number of websites where companies showcase their designs. In most cases you will need to purchase twin sized bedding for a child's room.

Ghostwriting and Editing: Drop That Client!

To a ghostwriter or book editor, a client is as valuable as gold. So why even think about dropping one? Because once in a blue moon, you'll get stuck with a client from you know where. Instead of suffering through a fruitless collaboration, it's best - for both of you - if you drop that client, ASAP.

The non-paying client. This should be a no-brainer, right? But for writers who are eternal optimists, hope can blind us and keep us writing long after we should have moved on to another project. Too often we buy into clients' excuses:

"I'll pay you next month when I get my bonus."
"I've got some inheritance money coming in. Once I get it, I'll write you a check."
"I can't pay you right now, but when this book becomes a best seller..."

Run away! Don't accept such premises. There is no money, so don't waste your time. Politely explain why you must decline, and search for another project.

The client who changes his mind - a lot. To the point where you've made zero progress. First they want one thing. A week later, they change their mind and ask you to take a completely different direction. Five more days pass, and they present a revised outline that has nothing in common with the original project parameters.

At this point, it's clear they haven't thought things through. Since they have no idea what they want, and it may take weeks or months or longer before they figure it out, you need to politely leave the picture. Let the client know that once they've finalized their plans, you'll be happy to work with them. It's possible you'll never hear from them again - and that's perfectly ok.

The client who doesn't appreciate what you do. Most clients are thrilled by what you can do for them. They are pleased that you make them sound so good in writing. But now and then, a client comes along who does not appreciate what goes into improving a manuscript. They'll point to a passage and complain that, "All you did was tweak a couple of lines here, delete a few there, and replace some of the words. I think you charge too much for what you do." Never mind that thanks to your targeted edits, their manuscript now reads a hundred times better than before!

Perhaps they genuinely don't like your revisions. First, give them the benefit of the doubt. Work with them to determine what they really want. If it becomes clear, however, that they don't value your service or they're trying to browbeat you into dropping your rates, you'll need to part ways. They don't appreciate your work now, so you can be sure they won't down the road, either. Your collaboration, should you decide to keep it going, will be a rocky one every step of the way.

The client with the incomprehensible manuscript. Even your magic can't repair this so-called novel. There is nothing connecting the chapters. You can't fix the plot because the plot is missing. A character who dominates Chapter 2 never makes an appearance again. Events transpire with no seeming purpose or association. The author contradicts himself everywhere. What's a book editor to do?

You can do one of two things: either do your best to improve the manuscript and add a measure of coherency, or explain that they don't have a novel. They have a collection of short stories with no central theme or unifying force - if that. Maybe all they have is an incoherent stream of disjointed thoughts.

As always, be exceptionally professional, and kind, as you explain why they don't have a viable novel. Offer to write a detailed critique. If they return a year later with a manuscript that exhibits some semblance of order and sense, then you can do your magic.

Why You Would Want To Rent a Limousine

Renting a limousine for special occasions is an idea that is met with derisive snorts from many a middle-class people. "Limousines?" they say. "Do you want us to go the route of the dirty capitalists?" And these arguments typically end with, 'There are much cheaper and better options than renting a limousine. After all, we are not foolish like the nouveau riche now, are we?'

Even though renting a limousine may be expensive, it comes with some special perks that cannot be found in other transport options. Let's take a look:

• Reliability: Limousines are more reliable than any of your conventional mode of transport. Period. No matter how good a bus or a van seems to you, it pales in comparison to, lets say, a Maybach. And you will truly understand that difference when your party van stalls right at the beginning and then you have to use your mom's car to pick your friends up. Yes, limousines are expensive to rent, but in this case the benefit outweighs the expense.

• Its classy: A limousine is considered the height of elegance, and using one automatically propels you to the 'better than average' category of people, at least for the moment. That way, people are going to give you more attention than if you had just used your friend's broken down Civic. So, its usage at a social event can give you an edge in influencing people and making yourself stand out, which a regular car cannot do.

• You don't have to drive: This is an underestimated benefit of renting a limousine. A driver can free you from the tasks that would have distracted you had you not rented a limo. For example, It's usage can free you from tasks like, parking at a busy mall if you're out partying. Now, this raises the point that you can get a driver for a van as well, so this is not a really unique benefit of a limousine. But then, combine the point #2 with this, and the double-whammy that this combo creates is what makes this such a cool thing. A chauffeur driving a limousine seems a whole lot better than a high-school dropout driving a van. Doesn't it?

• Experience: Lastly, it is the superior experience that the limo offers that wins it the day in the hearts of many a people. Moving around the town in a luxurious limo, it's interior covered with mahogany panels, sitting in rich leather seats, and being cooled by the AC, has a special appeal. One which cannot be replaced with (let's say) a bus.

So, remember all these things before you make a choice about choosing or not choosing a limo, and do think about all the perks that you will NOT enjoy if you decide to forgo a limo for a wagon.

Booking early can insure that you get the car you really want in the price bracket although most car hire companies do not guarantee you will receive the exact vehicle requested. For a large group of people consider hiring a vehicle like a Mini-bus as travelling in one car can be fun and you can swop out drivers if your car hire package allows for this. Alternatively for separate families hire two separate car rentals. rental cars with 4x4 capabilities are recommended as you may encounter a dirt road or two own your route, especially if you plan to drive up to Durban via the Transkei.

If you live in Cape Town, car hire can still be a great option as it gives you that feeling of really being on holiday and you don't have to worry about clocking up miles on your own car. Car rentals provide a range of vehicles and you can pick the style of vehicle to suit your trip" hire a vintage car for a trip with the fiance, an SUV for when you and trade on the road with the family or a bakkie if you want to travel with the dogs. Have fun with it and enjoy your road trip this Christmas season!

Some Things You Should Know When You Hire A New Zealand Campervan

A campervan hire is a great way to travel around New Zealand. You'll enjoy a huge range of activities, from relaxing on sparkling beaches in the Northland region of the North Island and visiting the geothermal wonders in Rotorua to experiencing the spectacular scenery of the South Island, including Franz Josef Glacier, Marlborough Sounds and Lake Wanaka.

Travelling around New Zealand in a campervan gives you all the flexibility you need to really enjoy your time in this natural, unspoilt and friendly country. However, when you decide to book a New Zealand campervan hire, there are several important factors to consider before getting into the driver's seat. And before you pick up your campervan, you should familiarise yourself with the important points about driving on New Zealand roads.

You want to be able to enjoy your holiday and take in the scenery, so safety is paramount. In New Zealand, we drive on the left hand side of the road, which is different to many other countries in the world. If you are in a campervan, you will probably be travelling along all sorts of roads, through cities, towns and rural areas. It's important to remember that New Zealand roads can be windy and narrow so you need to be attentive and allow plenty of time for the journey. You will also need to leave time for rest breaks - which shouldn't be too hard because there will be so many places to stop and enjoy the scenery.

When you arrive at your campervan pick up point, make sure you allow plenty of time to learn about the equipment on board and find out how to make the most of the home you'll be travelling in for the next few weeks. It can be a good idea to plan to stay one night at your pick up point, rather than start travelling straight away. This will give you time to enjoy the town you're in, as well as getting used to the campervan and orienting yourself before beginning your travelling adventure.

Some other important things to keep in mind are the speed restrictions. In urban areas, the speed limit is 50 kms per hour. The open road speed is 100 kms per hour. In a campervan, you will probably go slower than this. Allow for an average speed of around 60 kms per hour on the open road and don't try to fit too much in to a short space of time. Planning can be useful, allowing for some flexibility along the way, of course. Safety belts are compulsory and it is illegal to use mobile phones while driving, unless they are hands free. Do not drink and drive and make sure you get plenty of sleep before embarking on the next part of your journey.

Most of all, enjoy your New Zealand campervan hire and make the most of your time to explore this wonderful country.

What to Do With the Kids When Camping

A few of my suggestions

Keeping your kids from being bored while camping can sometimes be challenging. Here are some tips that should keep their minds and bodies occupied, which will also make your trip more enjoyable and relaxing.

Keep them busy!

There is a lot to do around a campsite. Setting up the tent/trailer, gathering firewood, and more. Don't let your kids just sit on the sidelines while you do all of the work. Get them to pitch in and make it a fun, family activity. Have a contest to see who can gather the most firewood. When there's competition between siblings involved, you'll be surprised how willing they are to help out.

I used to go exploring. If there was a woods or stream in the area, I found it and found all kinds of adventure. Go on a family hike. Take turns letting the kids lead the group (they love to be included and in charge). Turn exploration into a game and have a scavenger hunt. Whoever finds the items on their list first wins an extra s'mores.

If you have any crafty kids this is also a great opportunity to bring out the artsy in them. Let them get creative with what they've found. Bring along a bottle of glue, some craft paper and turn their imagination loose. You might be surprise with what they can do with a pinecone. Check ahead of time to find out what kind of wildlife you may encounter and encourage the kids to research those animals. Bring along books to help identify wildlife spotted while camping. Have discussions with the children about what to do when encountering wildlife. What do you do if you come upon a snake or bear in the wild? What do you do if you find an injured or lost animal?

What would camping be without a fire, story telling, and of course, food. Hot dogs roasted on a 'clean' stick, toasted marshmallows, or bring along a pie iron with a few ingredients and let them get creative making their own sandwiches. Fruit filling, pizza sauce, cheese, salsa are some of the ingredients you can use.

On rainy days, if you're forced to stay inside, make popcorn and play cards. Some of the best memories come from the family sitting around a table playing games and talking.

Kids may think of it all as work and avoid participating at first, but after a while they'll come to realize that anything is more fun that just sitting around and getting eaten by mosquitoes.

Roy began camping with his parents as a child and enjoyed taking his own kids camping when they were growing up. He is the owner/webmaster of http://www.anythingwisconsin.com Roy has written other articles on camping and also a few pontoon boating articles.

Winter Camping Advantages Over Summer Camping

Summer is more popular than winter when it comes to camping seasons. It is mainly because of its warm and nice weather. Also, it is the time where families get to spend time with their children being out from school. And because of this, campgrounds and campsites are usually flooded by campers during the summer. If you don't make reservations in advance you may not have a place to pitch your tent.

Meanwhile, although not as popular as summer camping, winter camping can still be quite exciting and enjoyable. Because it is more challenging, more and more people seem to enjoy the thrill. Those who have tried it say that nothing is more rewarding than to be able to experience camping in the cold and enjoy its own advantages over summer camping.

Here are some advantages of winter camping:

No bugs and mosquito bites. This is the season where you will be able to camp bug free. Because during cooler weather, insects starts to hibernate thus you will no longer have to worry about ants crawling into the contents of your food or blood sucking mosquitoes.

Food Storage. Using your shovel you can make a storage cabinet for your food out of snow. This will help make your food last longer and keep it frozen.

No crowds. Because not all people enjoy camping in the cold it is the best time to experience solitude and tranquility with nature. You will no longer have to worry being rammed in like sardines. You also won't be bothered by inconsiderate fellow campers.

Cheaper campsite rates. Prices for campgrounds usually drop at certain non-peak months of the year especially during winter season. (redundant)

Gorgeous scenery. Winter camping offers a different kind of scenery and is quite alluring. Trees have already shed their leaves which make a great view to the starry skies. Frozen rivers and lakes offer ice-skating or ice-fisihing - always check campground office for safety precautions.,

More choices for campsites. Unlike during summer season where you have to book in advance to be able to get a spot in camping sites and rely on the description on a brochure, in winter camping that is no longer required. Often time, you can just turn up on the camping site right there and pick the best spot. Because the camp ground is relatively empty, there may even be enough space for you to do all your activities such as sledding and skiing.

Camp fires. A camping trip isn't complete without gazing into the stars around the camp fire while holding a mug of a hot chocolate and roasting marshmallows. If you think winter camping means no campfires, you are wrong. Many campground have campfire pits. Clear the snow out of the campfire pit, put some dried campfire wood, and you'll be enjoying a blazing fire on a crisp winter night. In fact, during peak season or summer season, some camp sites actually don't allow camp fires because of the risk of starting forest fire. But because crowds tend to disappear during winter season, rules are relaxed a bit.

Cozy nights. Keeping warm during the night is not really a problem in winter camping. As long as you have the right sleeping bag and gears, your nights would be shiver free and absolutely cozy. If you're the kind of person who finds it easier to bundle up in the cold, then cooling yourself in the hot humid summer, winter camping might be just for you.

Family Holidays in the Philippines

Family Holidays in the Philippines - A Tropical Adventure

Taking Holidays in the Philippines is sure to excite any member of your family. Looking for something completely different and out of the ordinary, but at the same time, a destination where you are sure to feel safe and secure with your family?

You definitely should take a closer look at the Philippines!

Holidays in the Philippines - Gateway to Your Tropical Retreat

Getting to the Philippines is 'very easy'. There are a wide variety of airlines offering flights to 'Manila'. As well, there are a few airlines now introducing flights to 'Cebu'. This is the Philippines most Southern International Airport. There are at least eight major airlines that regularly fly in and out of the Philippines.

Since the flight from North America into the Philippines can be 'extremely long', you should consider spending a night or two in Manila before continuing your travel to your selected destination.

Manila - The Perfect Stop Over City

This City makes for a great stop over both before and upon returning home from your family vacation. Manila is filled with great venues for music, dancing, and ocean front dining.

A few of the best selections for a Hotel while staying in Manila, Philippines would include:

• Diamond Hotel Philippines
• Hyatt Hotel and Casino Manila
• Hotel H2O - An amazing five-star hotel overlooking Manila Bay.
• Manila Hotel

Once you have set foot in any of these luxury hotels, you may find it difficult to leave to start the next leg of your trip. Have no fear... it is going to get even better!

Boracay Island - The Tropical Paradise of the Philippines

One destination you should consider for your family holidays in the Philippines is Boracay Island. This island resort is located on a small island just off of Iloilo, located to the south of Manila and the large island of Luzon. The easiest and most convenient way to reach Boracay is with a short airplane flight. You can fly from Manila to Kalibo. Flights take about 45 minutes, followed by a 90 minute car ride, and a short 10 minute boat ride. The other option is to fly in to Caticlan, the flight time is the same, but you will only be 20 minutes away from Boracay Island. You will have a 10 minute car ride plus a 10 minute boat ride.

There are presently two airlines to choose from:

1. SeAir
2. Asian Spirit Air Lines

The real fun begins once you arrive on this 'beautiful island' and that the whole family is sure to love! On this fabulous island, there are numerous hotels, bungalows, cottages and even full-sized vacation homes available.

Beautiful Resorts on Boracay Island

It is highly recommended you make a reservation before arriving. A few of the premier locations on this Island include:

• Boracay Beach Resort, Philippines
• Shangri-La's Boracay Resort & Spa
• Boracay Regency
• Boracay Beach Club
• Best Western Boracay Tropic Resort
• Monaco Suites de Boracay

All Inclusive Resorts - You Bet!

If you're like me and enjoy those all inclusive family vacations, this Island in paradise will surprise you. There are resorts that provide accommodations, meals and airport transfers and more. Such great resorts include:

1. Regency Lagoon Resort
2. Boracay Regency
3. Bamboo Boracay Beach Resort

Great Resort Destinations - All Around the Philippines

The excitement and fun is not isolated to just Manila and Boracay Island. You can find great family resorts all throughout the Philippines. Check with your local travel agent or online for more information on the Philippines.

Travel Requirements for Your Holidays in the Philippines

There are a few great advantages to enjoying your holidays in the Philippines. One of these advantages is language. Many tropical destinations, especially in Asia, are not in countries where English is considered a requirement in the schools. Most Filipinos understand English very well, with a high percentage of the population being very fluent in English. For an American or Canadian, traveling to the Philippines is very easy. You receive an automatic 21 day tourist visa by simply presenting your passport. If you intend to stay longer you can pay a small fee for a visa extension. There are no extra travel documents required for your holiday stay in the Philippines.

The final advantage is... price! You will discover the cost of services and many items to be 'very low' compared to other tropical destinations. Prices at some luxury resorts will be comparable to other international destinations, but as you head out to enjoy the Philippine culture you will uncover amazing bargains. This is one holiday adventure you and your family will talk about for years! From all - inclusive vacations to island hide a ways, the Philippines are sure to have something special to offer you and your family.

Family holidays to the Philippines are certainly worth a second look!

Happy travels!

Budget Savvy Tips for a Family Vacation

If you're planning to take the rest of your family out for a holiday trip to an exotic locale or some popular tourist destination, you don't really have to shell out a ton of cash just to make the entire experience memorable. In fact, you will find that there are a number of ways in which you can save some money. Below are just a few ideas for budget travel that will still guarantee you a truly special vacation.

- If you can go on that vacation anytime you feel appropriate, perhaps you should consider booking a last minute trip, most likely around a week or two before you leave for your destination. You will actually realize that there are a variety of hotels and airlines which post open reservations over the Internet in order to fill rooms or flights because of several passenger cancellations. With this in mind, it would be wise to try resetting your schedule and avoid booking early so you can make the most of the deals being offered at a relatively low cost. You should also be aware of the days or the weeks you're planning to depart, since some days may provide much lower ticketing costs than others.

- If you happen to have been accumulating frequent flier miles, especially from some shopping, you can immediately make use of them for a much more affordable getaway. There are a number of airline websites which offer these promotions, and you can just visit those websites in order to get a better idea on how you can redeem frequent flier miles for your upcoming vacation with the rest of your family. You can also check out the latest hotel deals and see if you can come up with a low-cost travel and accommodation package. With this tactic, you are doing your best to save as much money as possible, especially on peak travel season.

- To get truly budget travel benefits, maybe you would like to consider booking a trip to a place that is not as popular as, say, Florida or California, or some other well-known country in the world. Instead, consider an offbeat location that's in low season. For the holidays, you may want to look at some ski resorts or other locales which are far from the beach front. You may also come across a few friends who are more than willing to share accommodations or even let you stay with them in their cabins.

Four Reasons Why People Go Backpacking in Europe

One of the most fun and most memorable traveling experiences is backpacking in Europe. Europe is just one of the perfect places to go backpacking. The backpacking traveler can definitely find a lot of options available in Europe that are not available in other continents. This is why, there is a significant fraction of the tourists and visitors that travel to Europe are composed of backpackers of all ages. Backpackers from all over the world troop to Europe and travel around the continent for months at a time. Why? Here's why:

Cheap transportation - one of the main features of backpacking is the fact that it is one of traveling styles that offers the best value. You can be able to visit a lot of places in Europe by backpacking without spending a lot of money. This is why most backpackers that troop to Europe are composed of students and young professionals. With backpacking, they can be able to go to more places and make a lot of traveling memories and experiences without having to spend a lot of money. One of the main reasons why backpacking is a cheap way to tour Europe is the fact that Europe is interconnected by trains and buses. This means you do not have to spend a lot of money in airfare to move around (e.g. a one-way trip from London to Paris via Eurostar Trains is as low as £39).

Cheap lodging - aside from cheap transportation, backpackers are also able to stay in many budget and backpacking hotels. These kinds of cheap hotels can be found all over Europe. You can be able to find good lodging that is both comfortable and affordable in most major cities around Europe. Aside from this, you can also join a backpacking forum or lodging website. This is a place wherein backpackers from all over the world offer guest rooms to other backpackers for free or for a small price. If you are in Paris, you can check out the Plug-Inn Hostel (for $34 USD per night). I'd also recommend City Backpackers when you're in Stockholm as it also costs $34 USD per night.

Safe environment - because most of the countries in Europe are well developed, you can expect a good police system that ensures everyone is safe. In fact backpackers can sleep in train stations to await their next train without worrying about getting mugged. This is one of the main appeal of backpacking in Europe.

Tourist spots - if you go backpacking in Europe, you will definitely be able to visit a lot of awesome tourist spots all over the continent. Think of the places you get to visit. Paris, London, Rome and other European cities -- the Eiffel Tower, Louvre Museum, Buckingham Palace, Trevi Fountain and many more ---how awesome is that?

How To Create Your Dream Bed and Breakfast Weekend

This article is one of two and follows "5 Tips on Finding the Right B&B For You".

Now that you have found the the location and determined what you want to do and what your budget is its time to line up all your plans so everything falls into place easily. The only thing left to chance might be the weather.

If you have decided to make this weekend one you are sharing with another couple make sure you determine ahead of time if you all want to do the same things or if you want to go your separate ways at some point each day and reconnect at a later time. Remember this can and should meet everyone's needs.

If there is somewhere you wish to go that requires reservations, such as a concert, restaurant or theatre make sure that is looked after long before you leave. Even if they say you don't need them I would suggest you do it anyway. I live and operate a bed and breakfast in a tourist town in central Ontario and the off season can be extremely quiet, however, you never know when a tour bus is going to roll through town and they can fill a venue in no time, or at least take all the best seats, particularly in the fall.

If you have been referred to a particular eatery by friends or reviews and you know you want to try one special entree or dessert, make sure it is still on the menu. Many restaurants change their menus seasonally and/or buy locally. If its a local peach pie you heard about but aren't going until the spring then you will be disappointed. If you aren't a "foody" type you might not know when peaches are in season, so ask to be sure.

If you are going to a specific location for a concert make sure you know the headline band is still playing for sure. Of course the venue operator can't guarantee against unforeseen emergencies, however, if they don't sell enough tickets by a certain date that band might have reserved the right to get out of the contract and you could end up hearing someone you don't care for. And if you have asked your B&B hosts to do anything in particular and they went out of their way to prepare for your arrival, and then you cancel, you could end up on their dreaded "do not book" list. Yes they do exist.

If an active weekend is your getaway of choice and equipment or rentals are required then make those reservations ahead of time. If you want the equipment delivered to the B&B ask both the outfitter and host if it is possible and make the arrangements. And confirm before you leave home so there are no misunderstandings. I have experienced rental mix-ups at other places and if I had all the confirmation paper-work I was given a full refund if the error was not mine. Some guests might ask for a route for a self-guided tour on a Saturday which might include a picnic lunch. We would gladly make that all happen but would need to know ahead of time so that our guests' time was used in the best way possible.

If you wish to be the only guests in the bed and breakfast then I assume you have booked the whole place with friends. And if it is your dream to order take-out dinner on Saturday night and watch a rented movie in your pj's, make sure you have checked it with the hosts first to ensure it will all work and you have your own space.

5 Tips for Finding the Right B and B for You

Let's assume you have decided to have a weekend getaway for you and your partner. What follows is the process I would suggest to create that memorable escape you are looking for.

Determine through conversation with your partner what you are both looking for in a bed and breakfast. If you don't voice it or write it down you might have opposing views and the one who takes the initiative and does the research will end up with what they want but the other may be sadly disappointed.

When do you plan to go? Winter, spring, winter or fall... and does it matter where you live? The season may not change enough where you live for it to make a difference. Depending on the area you might not have as big a selection of B&B's in the off -season. Some may close for a time while owners take their own break. Others may have different booking rules and regulations on off -season weekends, such as bed and breakfast reservations on weekends are required to be for both Friday and Saturday night and must include 2 rooms. The first is likely not an issue but the second might be more of a challenge. Perhaps, to solve the accommodation fulfillment you could consider inviting another couple to go along with you. The cost would be no greater, all requirements would be fulfilled and you might have a fabulous time hanging out with friends.

Determine what you can afford to spend. This isn't supposed to put you under financial stress. It should be a fun time together you can plan and look forward to and have fond memories of...a time you will want to repeat.

Where in your area do you want to go and how far are you willing to travel for a weekend trip. Is there somewhere you have always wanted to stay in a bed and breakfast inn? Perhaps an area full of vineyards, a great hiking or biking mecca, the host city or town of an event you have always wanted to attend. Check out the bed and breakfast association for that area. Some B&B's might specialize in just the weekend you are planning.

What do you want to do on your B&B getaway? Maybe you love to shop, or hike or read, or try new restaurants. Maybe you just want to stay at a bed and breakfast where you can park the car and head out the door after your morning meal to explore the area. That could mean exploring a lake or river in a canoe, kayaks or a paddle-boat if it's a waterfront guest house. Or it could mean walking to local shops and browsing. It might mean going to a museum you've always wanted to check out. Perhaps you are a hiker and the B&B is adjacent to the trail you have always wanted to spend a day on. Maybe you can do a bicycle tour of local vineyards. Decide what it is you both, or all if you are now two couples, want to do and then do your search through the area B&B directory. Often one or two contacts is all it takes to find out if they can make your getaway the one you have imagined. Start your search and tell them about your plan/dream. They may very well delight in helping you make it all come true and can put you in touch with any businesses you might be interested in making reservations with.
Talk, plan, research, book it and then count the sleeps until your B&B getaway.

Where to Find Budget Accommodation

Most people are on a budget these days and this applies whether at home or whether they are on holidays. When travelling for fun or any other reason you can usually find budget accommodation to suit. Of course, the cheapest kind of accommodation is to pitch a tent in a caravan park site, but this does not suit everyone. Some people need a little more comfort and convenience than a tent provides.

Staying in a cabin at a caravan park is another budget accommodation choice. Cabins these days are relatively comfortable and you can cook your own meals, thus saving again on dining out. There are barbeque facilities in the park as well as a stove and microwave oven in the cabin - and most parks feature swimming pools which will keep the kids happy.

Of course you can have your own caravan and book into a caravan park for a very affordable rate, but there is the initial cost of buying the van, the added fuel to tow it and finding somewhere to store it when not in use. And some people prefer not to have to tow a van wherever they go. Other than that, it can provide an extra guest room at home, and you don't always have to book accommodation. You are free to stay at a great many more places such as national parks that have camping sites.

Some people prefer to stay at a cottage. Booking a cottage is a wonderful option when there is a larger group of people requiring beds. If the cost is shared between all it becomes very affordable. There is much more room in a holiday cottage than in a cabin at a caravan park. It is more private as there is only your group on the premises. The facilities include everything you would have in your own home such as a fully equipped kitchen and laundry. There may even be lock-up parking.

Bed and breakfast accommodation is ideal for many people. When there are many tourist activities to participate in, or if you are only staying for one night, bed and breakfast offers an affordable and comfortable choice. You get to stay in a real home with a comfy bed and breakfast is included. You would not be there for other meals anyway if you are intent on exploring the region. The best thing about bed and breakfast is that you get to chat with a local and they can often direct you to some of the hidden delights in their region that you would otherwise miss out on.

Renting a flat also works out to be quite affordable if there are two families or couples to share the cost. Many flats have enough beds or fold-down sofas to accommodate five or six people. You could also take a blow-up mattress or two for extras. Of course you would have to account for them with the manager, but adding extra people is usually a small extra cost when you book a flat.

Having once previously owned his own bed and breakfast Alf writes articles which provide those looking to run, and currently running tips and advice. He also critiques other Perth accommodation and holiday accommodation.

4 Steps Before Enrolling in a Private Helicopter License Program

There is no other experience like flying a helicopter. No other flying machine can move up, down, right, left, and diagonal at up to 150 miles per hour. It is a one of a kind experience and some people have made it their careers or past time. If getting your helicopter license has always been a dream of yours but you don't know where to start, here are four steps when considering enrolling in a Helicopter Pilot Training Course.

1. Call your FSDO (Flight Standards District Office)
The Helicopter licensing system is a balance between federal regulations, job specific training and local training programs. Helicopter flight training cannot be a hands off education there is no online program. Being informed is the best way to help yourself and your Flight Standards District Office has the location specific information you will need.

2. Set up a fly along with your local helicopter school or airport.
We all see it in movies, special ops BlackHawk Helicopter landing under gun fire and taking off just as an explosive is going off below them or the EMT helicopter pilot rushing a dying patient to the hospital for a lifesaving operation. But in reality not many people have experienced a real helicopter flight. It could not be for everyone. Before you invest the money in a flight program, take a ride along. It will either affirm your desire to fly a helicopter or show that helicopter flight isn't for you, before you invest time and money in a training program.

3. Brainstorm what all you could use your Helicopter License for.
Is it just for personal flight and entertainment? Then a private license is all you would need. Do you want to make a career of it? Then you need a Commercial License. If becoming a helicopter pilot is the career you want to pursue, then have an idea of what field you want to go into. Helicopters are used in medical, farming, construction, executive travel, news, tours, training, education and more. While you are researching keep in mind how you would want to use your license and ask questions about what each career field can offer and what career field your geographic location supports the best.

4. Visit local helicopter training schools from the list you got from FSDO.
Set up meetings to get a feel for how each school works and which one best suits you. Make sure to jot down a couple specific questions for each school. Once the visits are done you will have plenty of information to base your decision off of.

Deciding to start in a helicopter license program is a huge and exciting step! But it shouldn't be taken without heavy research and consideration for what kind of schools, programs and job opportunities are in your area. Just like the financial commitment of going to a regular university a helicopter training program is an investment in your future.

Why EU Trading Scheme Is the Shortest Route to Greener Skies, For Now

This year alone, the world's airlines will chug 650 million tons of carbon dioxide into the atmosphere while transporting 2.8 billion passengers and 46 million tons of cargo. The amount of fuel required to accomplish the mission will be between 210 million and 220 million tons. These are the estimates that International Air Transport Association (IATA) CEO Tony Tyler presented at the Greener Skies Conference in Hong Kong in late September.

For a fifth consecutive year, the conference gathered aviation executives, industry experts, scientists and environmentalists from around the globe to discuss and find solutions for the climate change issues that the aviation industry faces in anticipation of its inclusion into the European Union's Emissions Trading Scheme (EU ETS).

But the aviation community, it seems, as was strongly reflected in the words of Tyler, cannot be more frustrated with the upcoming compliance program. According to him, the EU's "misguided determination to include international aviation in its regional emissions trading scheme" is not only ineffective, but also distractive for national governments, which could instead focus on designing a global emissions trading or compensation scheme under the leadership of the International Civil Aviation Organization (ICAO).

It is estimated that a total of 2 per cent of global manmade carbon emissions each year comes from the aviation industry. In an effort to limit GHG emissions caused by air travel, as of January 1, 2012, the EU trading scheme will impose emissions caps on airlines flying into Europe. This means airlines will have to pay up for carbon credits to offset every extra ton of CO2 over their EU-imposed limit.

In the first year of the initiative, more than 900 aircraft operators will be given 85 per cent of greenhouse gas emission allowances free of charge, so they will have to purchase only 15 per cent of their carbon credits through auctioning. The amount of free carbon credits will drop to 82 per cent between 2013 and 2020.

As strongly as the aviation industry opposes EU ETS, we find it the most reasonable and coherent way to greening the skies, and here is why.

The free allowances that the airlines will receive as a result of the EU program are estimated to add up to more than €20 billion ($27 billion) over the next ten years. What is more, airlines are expected to be able to pass on the financial burden of these carbon credits to customers, improving the financial situation of the airlines. Subsequently, this will allow the struggling companies to inject more money into purchasing new, more energy efficient carriers. They can also use the resources to invest in renewable energy, which, in the long run, will help them save money from rising fuel prices.

There are, of course, skeptics, who claim that travelers will have to pay too high of a price for these EU ETS allowances. That is not necessarily the case as, at current carbon credit prices, it is estimated that the individual plane ticket will see a €2 increase per passenger each way on a transatlantic or other long-haul flight - a price drastically lower than that of most airport taxes and charges! And considering that there will be no net cost increases to airlines, we just have to ask - why are aircraft operators so unhappy with the initiative? Isn't this a win-win approach to solving air travel-related emissions at low costs to the customer while generating new revenues for the cash-strapped airlines?

Last, but not least, in the absence of an alternative comprehensive scheme, which can enforce checks and balances on GHG emissions from air travel, the EU ETS, albeit regional and far from perfect, is the only solution for now. According to Tyler, the airline industry has been doing its fair share of efforts and is setting its emission reduction goals pretty effectively so far that it doesn't need the EU babysitting and monitoring its green projects. He also explains that member states of ICAO have agreed at their last Assembly to the "principles" for an international framework employing economic measures aimed at reducing GHG emissions. In fact, there is a ready program, which will be presented for approval at the ICAO Assembly in 2013.

Unlucky for Mr. Tyler, global warming isn't based on "principles," but on lack thereof. And while some entities, ICAO included, are still discussing and designing schemes to conform to, others, like the EU ETS are very much acting on already established ones. If climate change were able to be resolved through endless debates and planning, its environmental consequences would've faded into oblivion long ago. Alas, talks and negotiations are fruitless. And while we by no means deny the airline industry's technological and economic efforts in achieving better fuel efficiency and, thus, less CO2 emissions, compliance regulations at this point can only enhance these efforts.

For the above reasons, we suggest that airline pundits reserve their criticism until after an official working ICAO framework is approved upon and put in place. Until then, the EU ETS, as the only comprehensive and overarching program in-effect, is the most effective way to unite all industries under one green umbrella, airlines included. And instead of asking for a refund before they have even tried it, airline operators should just comply. After all, it is a matter of principle that pertains to all polluters, not to a chosen few.

South Africa Pioneering a Study on Mobile Phone Use in Flights

South Africa Pioneering a Study on Mobile Phone Use in Flights

The Civil Aviation Authority, the regulatory body of the aviation industry in South Africa, is reconsidering its policy banning mobile phone use in flights.

This follows an application by South African Airways, the government-owned national airline, requesting the Civil Aviation Authority to reconsider the policy which has been in place for a number of years.

The in-flight use of mobile phones has been banned in a number of other countries due to concerns that their electromagnetic signals may interfere with flight systems in the cockpit, and in particular, the flight navigation systems.

However, the data which led to these bans has been criticised as being outdated, and recent studies, including a study undertaken by aircraft manufacturer Boeing, have indicated that these concerns may be unfounded as the amount of electromagnetic interference caused by a number of modern mobile phone models is negligible.

In 2008, Emirates Airline, the national airline of Dubai and the largest airline in the Middle East, began allowing in-flight voice calls on a number of its flights. In line with this trend, Malaysia Airlines similarly allows voice calls and mobile phone text messaging in a number of its commercial flights.

South African Airways will begin a testing phase to investigate which phone models do not interfere with flight navigation systems. Meanwhile, Comair, which owns British Airways and South African low-cost carrier Kulula.com, has also announced that the Civil Aviation Authority has given it permission to allow the use of mobile phones on its flights on a trial basis, and will shortly begin trials to test the effects of mobile phone use in its flights.

1time, another low-cost airline operating in South Africa, has also started a testing phase in which it allows passengers to switch their mobile phones on after takeoff, but requires them to switch them off again before the descent for landing. Passengers taking part in these trials are requested to complete surveys at the end of the flights, in order to collect data as part of the study.

The study in South Africa will be one of the largest studies of its kind to date, and will provide data that is likely to influence the policy on in-flight mobile phone use in South Africa as well as in many other countries.

The Civil Aviation Authority has not provided an indication of when a final decision regarding in-flight voice calls and text messaging will be made.

Traveling in LLASA Tibet - A Terrible Day Become Beautiful Again

The start day started off very badly. I hadn't slept all night because I couldn't catch my breath due to the high altitude. It was horrible.

I had booked a trip to go to some far off lake leaving at 7.30am; I wobbled outside to go to the pick-up point and promptly got lost. 7:30 came and went and I went back to the hotel. Stuff the $25 I had lost.

Breakfast cheered me up a bit, so at 8:30, I thought I would go to the Potala Palace-the summer residence of the Dalai Lama and seat of Government- when they are allowed, that is. Silly me, I hadn't reckoned on half of the world being there, but I persevered, even walking miles to the next entrance to buy a "foreigners" ticket. Well, the "foreigners" line-up snaked into the distance, and to top it all off the ticket would be for tomorrow and cost 2 nights in a reasonable hotel. My decision to forgo the visit was easy.

Across the street amongst the religious hawkers, was a Tibetan Handicraft Shop - half an hour later, I was the proud owner of a beautiful Tibetan Yaks Wool carpet. Just needing to carry the 9 kilos onto India now! I did feel better though, a little retail therapy goes a long way.

Back at the hotel I was flagging again but I thought I would fly to Kathmandu, damn the expense. I went to the travel agent, bad mistake; I went to the China Airlines Office, bad mistake. The next available flight was 8 days away! I was a prisoner in Lhasa.

The hotel reception rang to say they had a cheaper room available, would I like to view it? View it I did, decline I also did. Then they dropped the bomb-shell that my room was booked from tomorrow onwards, I would have to move. Terrific. But I could stay for another night at their exorbitant rates. Thanks a lot. So I packed and trudged around the streets until I found a reasonably priced hotel.

After lunch, I thought I really must do some "culture", booking offices were becoming too much a part of my trip. I decided to go to a monastery a little out of Lhasa and my guide book assured me that Bus no 303 would drop me there. Bus 303?, still haven't seen a Bus 303.Three taxis later, I eventually settled on a reasonable amount and off we went. The Chinese driver was out to impress the foreigner. I suppose his driving skills were OK, it's just that he drove like a maniac. Half-way the CD played Chinese love songs, oh god, not this crap again. I stared out the window and pretended he didn't exist. Amazingly, I arrived at the monastery.

Somehow my day was transformed as soon as I stepped inside this fantastic, wonderful place. I wandered around until I met up with a monk from Sera Monastery- a scholar- who spoke English. Yippee.

I was taken on a guided tour, watched the monks debating in the courtyard, had the escort of the head honcho, asked endless questions, got intelligent answers. Then I was taken to a smaller monastery down the hill, this one is to protect the Dalai Lama. After two hours of fantastic company I was dropped back in town.

If only this monk and his brother knew how much I appreciated their attention and how they made a terrible day beautiful again. They thanked me!

Back at the hotel, I got the good news of being able to team up with 4 other blokes for the trip to Nepal. In just 2 days time I would be leaving Lhasa and all the frustrations of trying to do business in a country where suspicion and shear awkwardness reign.
